RENTAL POLICIES AND PROCEDURES

1.  All reservations are subject to a housekeeping fee of $125 and linen fee of $50 plus 11% tax, payable with the rental fees.

(See samples on the Booking Information Page.) 

 

2.  A $200.00 deposit is required to confirm each reservation and is payable within five days of making reservation.

Deposit automatically converts to a damage deposit at check-in and does not apply to rent.  Damage deposit will be

refunded within 14 days of departure, provided there is no damage, no evidence of smoking or pets in the unit and unit

is left in good order.  Smoking or pets in unit will result in forfeiture of deposit.

 

3.  Cancellations must be made 14 days before arrival to receive a refund of deposit.

If cancellation is less than 14 days before arrival, deposit will be forfeited.

 

4.  There will be no refund for early departure of guests.

 

5.  No rent reduction will be made for any mechanical failure of air conditioning or appliances. 

 

6.  Linens are provided when you arrive, along with an initial supply of bath soap and toilet tissue.   Linens may not

be removed from units, so you may want to bring beach towels or blankets for your use at the beach.  Linens will not

be exchanged during your stay.

 

7.  ABSOLUTELY NO PETS AND NO SMOKING PERMITTED IN THESE UNITS.

Violation of this rule will result in eviction and forfeiture of rents and deposits.  NO EXCEPTIONS!!

 

8.  You are responsible for any damage or excessive wear and tear to this unit.  Any damage will be charged to the rental

guest.  Please help us keep the property in good condition for you and the guests who follow.

 

9.  Your total rental payment is due two weeks in advance.  Keys will be mailed to you upon receipt of rent.  We accept

traveler’s checks, money orders, cashiers checks, certified checks and personal checks.  We do not accept credit cards.  There will be a

$25.00 charge for returned checks.

 

10.  These units will not be rented to vacationing students not accompanied by a parent, who is actually staying in the unit with

the student during the entire stay.  No one under 21 years of age will be allowed to register and failure to comply will result in eviction

and forfeiture of rents and deposits.

 

11.  Maximum occupancy for these units is six (6) persons.  We require a list of names of all guests occupying the unit.

 

12.  Owners are not responsible for loss or theft of money or valuables.

 

13.  Telephones are blocked for long distance.  Please use calling cards for long distance calls placed from these phones.

 

14.  Two keys will be provided.  If a key is lost, a $25 charge will be deducted from deposit.

 

15.  Two parking permits will be provided.  Vehicles without permits will be subject to tow.  NO BOATS, TRAILERS OR RVs

are allowed in parking area.  Parking permits will be mailed to you with the keys.

 

16.  If any breakage or damage occurs to the unit during your stay, please contact our emergency number.  Any cost for repair or

replacement of  damaged items will be collected at time of departure and is the responsibility of the guest.  DO NOT MOVE

FURNITURE INSIDE THE UNIT OR ANY ITEMS FROM ONE SIDE TO THE OTHER.

 

17.  We will make tentative advance reservations for the future, subject to the rates in effect at the actual time of the stay.  No rates

for future are guaranteed to be the same as the time reservation is made.

 

18.  The units are currently for sale.  If we find the need to show the property during your visit, we will make every effort to schedule the

showing at a time that is convenient for you.  We do not wish to disrupt your vacation.

 

19.  We reserve the right to enter the premises at any time for the purpose of maintenance or inspection.
